This was a star pick on lonely planet guide but it was third world; no hot water, very poor condition of room, no facilities and bad finish of floor and walls. Only saving grace was a nice breakfast. Probably our worst stay in Mexico.

Don’t even think about this one!
To quote Bette Davis, “What a dump.” Uncomfortable bed, faulty plumbing, no place to park (contrary to Hotels.com description). Not cheap either. Oh, and the street outside is torn up and will probably remain so for months if not years. Very sorry we stayed here.

Fine for a night before taking the bus or after
Was fine for a night. Nearby the bus station but not the Nicest area of Tulum. The first room AC didn’t work but the second did. Pretty basic rooms. Price seemed fair for The quality.

Disappointing
They debited the payment twice from my account and do not reply to emails to fix the issue. The stay was okay but for the price paid not outstanding. Some people friendly but overall not particularly helpful

Nice place, great value
We stayed 2 nights in late November 2017, low season so rate was excellent value for money. Centrally located on main avenue. Nice enough room with balcony (but bed a bit small) in tropical garden setting. Run by friendly Italian lady. Nice included breakfast (with yogurt & granola-rare in Mexico). Street parking could be found close by. Tulum is a party town so can get quite noisy (discos). Room provides earplugs!

Be aware of night noise
My visit did not start well as the woman behind the desk was not very welcoming to say the least. Also she hardly spoke any English. The first night, music from the bar/night club started at about midnight and went all night. I went down to desk to complain and was given a pair of earplugs and was told I should have known there would be noise since it was in the heart of the city. Fortunately, I found a much nicer and quieter hotel. Not a good experience.

Slightly old but clean, central location but noisy
Slightly old but clean, central location but noisy surroundings. During our 1 night stay a neighboring club played loud music until 6am! Good thing the hotel had free earplugs...

Don't waist your time and money on this hotel
I didn't like this hotel or its owners. I paid for 2 nights and wanted to leave on the first day. The facilities are old and rusty. The room doesn't smell good and it's located in a very noisy area (there is a great bar in the corner but as great that it is, it's also noisy). After 2 nights I moved to a nicer hotel, and had a great time in tulum

Great spot if you just need a crash pad
Wifi was weak to non-existent in the room. Breakfast was just toast and jam. A/C in the room never got cold, just coolish. Old tube style TV with limited reception. Walls are paper thin that you can hear everything, like the local night club down the street bumping music until 2am.
On the positive, located centrally in town. Super nice staff. And a cute central courtyard garden.

Has a fun tree house kind of feel to it.
The good: It had a nice atmosphere to it. There is a small eatery in frount, and a little walled garden area on the ground floor. The upstairs rooms felt like you were climbing in to a treehouse fort. Our room had AC, a queen bed and two twin beds in a loft above, and a small porch shared with the room next door.
The bad: The AC didn't work very well but we got a nice cross breeze when we opened the windows and the porch door so wasn't too bad. The biggest issue with this place was the noise. The thatch roof had a cool tropical feel to it but we could here eveything in the room next door and there must have been a night club near by because the music blared all night long. Should have known something was amiss when we found earplugs in the bathroom. Not much sleep to be had here.

Tulum's little gem
Cute place on main road, restaurant in front- very convenient location. Room very clean and comfortable, love the hammock on the porch and wooden staircase. It's not fancy but clean, comfortable, with helpful staff.

Disaster! Map location is not correct.
This was a disaster! The Hotels.com site showed the location as being next to the ruins on the beach. However, the hotel was several kilometers from the beach. We finally found the hotel back in town. The only employee we could find did not understand a word of English and could not find our reservation. We had to go elsewhere and lost our deposit. This was our first failure in three years of using Hotels.com.

Hyttelignende Hotell.
Fin beliggenhet midt i byen.
