This is a lovely, well-kept, small hotel tucked away in a neighborhood, bursting with an amazing variety of restaurants, small shops, friendly, and helpful people. It is walkable and we felt safe walking around and exploring the intimate and highly atmospheric little restaurants and bars every evening. The only issue is that many of the streets in this area are in dire need of repair, which, given the amount of stylish new construction and renewal going on in this neighborhood of La Valeta, one hopes that the city might eventually upgrade the streets and possibly even add some sidewalks!

Arrived and found out the air conditioner in our room was not working. There was no other room available but they had a room at another one of their hotels which was close by. It was called the Little Gem. The manager went with us to the hotel. This hotel was newer and they let us choose our room. The staff at both hotels were very helpful and super nice. The only down side was all the construction in the area as the area is still being developed and the roads were very rough and difficult to navigate. But even with all that, we enjoyed our stay there. There are many restaurants close by within walking distance and the food delicious. I would recommend either of these properties for your stay in Tulum.

Not great.
We were shocked that this hotel is shown as 3 star in hotels.com and had such great reviews. Not sure how they got it. Looks like some kind of scam to get such good reviews. Pros: the staff is friendly to talk to. Room size is decent. The balcony was decent size. Cons: our room was in the 3rd floor and workout a lift. There is no one to help you with bags. I carried our 23 kg (50 lb) bags up the three stories. Was quite a workout. There is no phone in the room so for anything I had to come down. Eventually I got the mobile number of the front desk and called their cell for help. No coffee or tea in the room. The bedding was very average and very light. We were very cold the first night. Had to ask for extra blankets the next day. Towels were low quality and not soft. Pool is very small and not usable. The area is a bit remote and cannot walk to town center. Overall it’s a 6 bedroom home converted to hotel. Now sure if I will stay again there.

Our stay at Casa Santiago was great thanks to our staff Nester. Nester was so friendly and so helpful, very attentive and quick to respond. Our stay would not have been what it was without him! Unfortunately we were not told in advance that the complimentary breakfast was cancelled because of COVID so that was a disappointment as we were counting on that to save money. Also there so many mosquitoes in our hotel room. Other than that I would recommend Casa Santiago and would stay there again if Nester is working!

This was such a nice little hideaway and really close to the downtown area. I chose this hotel because it was close to a villa a group of friends were staying at. Martin was very sweet and helpful, the place was very clean, the bed was comfortable and the complimentary breakfast was delicious! The only thing that was uncomfortable was that i could hear every thing in the stairway. I was on the first floor and the stairwell echoed a lot and I'm a light sleeper so i could hear guests coming in and out and most weren't quiet. I'm not sure if it was cause of where my room was located that I could hear everything, but other than that my stay was great!

Hotel situated in residential area. Very small pool! Martin/front desk was extremely helpful and accommodating. Bed was comfortable, but room had an extremely unpleasant sewer odor. Took very long time to get hot water. In my opinion it was far over priced, but we booked last minute over a holiday, so we were thankful to be able to find somewhere to stay.

The property has large rooms with a balcony or patio. It is located in a residential area with some construction going on. This is a great value for your money, the hotel staff is very friendly and accommodating. The court yard has a pool and is very private. I highly recommend this oasis while staying in Tulum.

I love this place, I have been here before. I would normally give it an excellent review, but this trip I can't do it. The a/c consistently had problems and wouldn't work properly. The room was so uncomfortable my last two nights there. The hosts are great, Leonardo and Diana do a great job. Although my a/s was serviced and worked properly for an evening, it did malfunction again. Still an awesome property, very clean rooms and bathroom, great service, safe, peaceful. Just had a bad a/c this time. I would definitely come back

Cute and intimate
They are building a lot (hotels, condos) in the immediate blocks around the hotel so there is not a ton of restaurants/nightlife right now but there will definitely be in the future. We biked during the day into main town or took a taxi in night time for about 30-50 pesos. The hotel itself was beautiful, and we received excellent service and recommendations for things to do and restaurants from the staff.
