Pretty good for the price
The only thing that is quite annoying is that the staff won't let you check in early even if there are spare rooms. The staff are also half hearted in their approach. They don't seem to care too much and if asked to do something they make you feel like you are inconveniencing them.

Poor
Disappointing lack of cleanliness
We chose the Rosedale due to the location, and that they had interconnecting rooms and slightly out of the way so would be a little quieter. I knew there would be an issue the moment we arrived. The doorman couldn't even be bothered to open the door for us. but then immediately behind us some other guests and he left for the door. Checking was ok, the reception staff were nice and attentive. When we arrived on the floor it seemed ok, then we opened the door to our room. It was small which is fine, but the damp smell was quite overpowering. Both the connecting rooms has the same issue. They were so dirty, un vacuumed, and the bathrooms were so bad we dare not step in them. We complained and were moved to a connecting suite. It was much better in cleanliness however the bathrooms were still substandard in cleanliness. Heavy mould etc covered the bath and the shower curtains were breeding something. We had breakfast the next morning, argh, and decided the next day before we could check out to eat outside the hotel! We checked out as three days early (at our cost) and went to another hotel. The Manager at the time was very accommodating and i appreciate his help but we were not prepared to have our kids stay in a hotel in this condition. Very disapointing.

No A/C
Entered my room which felt like a sauna, turned the aircon to the coldest setting, but even after 6 hours the room was still warm. Called the reception for a repairman, they sent housekeeping who set the temperature warmer. Then just said "ok! Bye!" Then left. I said the room is too warm, not that the room isn't warm enough! Called the reception again, this time the manager and a repairman came. The repairman had no interest in fixing the problem, he simply took his laser thermometer and aimed it at the exit duct of the aircon "thermometer says 18℃ no problem" I asked to borrow his thermometer and every surface of the room shows 27℃. The repairman had no interest to fix the issue and actually had the nerve to suggest that I "stand in the corner to sleep" because that corner has a small amount of airflow. I don't believe I'm an unreasonable person, but 27℃ and that kind of attitude from the repairman really isn't acceptable. Thankfully, the manager Leo took me to inspect every room they had available, to find one with a working A/C. Unfortunately, even after looking at 6 different rooms, they all had non functioning aircon units. Housekeeping would miss something everyday, today might be clean towels, the day after might be shower gel and shampoo. This hotel has started to accept quarantine guests and is currently almost at full capacity. Their carpets are also decorated with the coronavirus.

Would avoid
Entered the room noticing it was unusually warm in the room. Turned the aircon to the maximum, then went to the washroom. There was pee on the toilet seat. Proceeded to check the entire room, towels and bedsheets had stains, furniture looked dated. Immediately asked for another room, the new room although didn't have any pee on the toilet seat, towels were still stained and had holes in them. The AC never cooled the room, had the housekeeping team come up and repairmen came too, still warm air was coming out.
