We had a lovely stay at Daplace - HQH - Colosseo. It is in a great location in Monti with train/bus stops and many shops/restaurants in walking distance. Our check-in was smooth and they offered us free bottled water / fresh towels / new bedding each day (if desired). During our check-in they also shared a detailed restaurant guide and suggestions for things to do. The A/C was also greatly appreciated during the August heat. Note: The apartment is located on the second floor of the building (with no access to the elevator) so be mindful of booking if you have many bags or have accessibility issues. The staircase is quite narrow.

It’s a bedroom and a bathroom, on the third floor. Check in is a bit hard. I would not stay here again but only because I would prefer a bit more luxury. This place is perfect if you just need a place to sleep and don’t care about luxury. It’s a bit of a walk to the train with hills.

The property was centrally located and if you are mobile, its fantastic. It is up 3 flights of stairs and manoeuvring in a tiny staircase so it's hard to get your suitcase up and down. The room was clean and serviced daily, however there is a sewage smell that enters the room from the bathroom. The window opens up to the main street which is cool as you can see the Colosseum at the end, however the noise of a busy street, along with the lights and the echo of the central building hallway doesn't help with a peaceful nights sleep. Overall, rated down due to smell and noise.

The room was small but clean and the staff was super friendly. The building had an elevator that was out of order and the stairs are steep, so carrying luggage up and down was a hassle. The location is great to get to different places like the coliseum and the palatine hill, also easy access to taxis to go to The Vatican.

Place has seen better days. Rooms in pictures are from right after it seems to have been renovated. Now, the walls are scuffed, needs paint, different curtains, cheap plastic bath curtain (vs one in pics), floor is all scuffed up, base boards needing attention. Overall, the place was safe and in a convenient location, but needs a bit of attention. The last day we were there, we began to see ants in the 3rd floor.

Nothing like what the pictures show. It’s technically a bed and breakfast without the breakfast. Location is nice because it’s right next to the colosseum but don’t even think about going up to the roof. Pretty sure the owner of the building wants to shut down the “bed and breakfast” cause when I went to the roof with the permission of the staff the owner came out recording me saying I’m not supposed to be up there and that the video is getting sent to the lawyers. It’s on the third floor and if you’re carrying luggage you will have to walk up 6 sets of stairs though with it which it does not tell you online either. It does have AC though to cool you off which might literally be the only positive. The staff I only saw twice and that was once during a morning and when I turned in my keys. It’s going to be very difficult if you need something from them after about 1 PM. She was very nice but not available, which I would imagine being a problem for some people. A lot of places from what I noticed are like this. I would recommend looking extensively at reviews of everything in Rome cause I know they aren’t the only ones like this.

It is located centrally to most of the tourist locations; however, it is a loud neighborhood if you are looking to have a quiet morning. Also, there is no elevator so it is very much difficult to carry your luggage up and down through the narrow staircase.

Excellent location. Walking distance to major attractions. The property does not have an elivator so it was some what daunting to have to climb the stairs to the 3rd floor several times a day. Check in was easy however there is not someone on the property all the time and the door entrance was a little difficult to figure out.

This place is not a hotel . So don’t be tricked like us and get stranded on the street. We book this hotel thinking we got lucky. Found a hotel In the heart of rome for such decent pricing and great looking rooms. When we got to rome. It took us a while to find the hotel, on top of that it wasn’t even a hotel. It’s an apartment! We couldn’t contact the number they’re giving no one replied to us. There is no concierge and no elevator. It’s dirty and the lights are broken. We only Got in bc the girl that lives in the building let us in and help us contact the host. Like I said no one pick up. Save yourself some. Trouble and book where else. Last minute booking in rome is insane. We ended up booking another place and paid nearly 2k for a very very humble hotel. Anyways this place is a disappointment and I believe it’s a scam.
