Five stars!
Our host was amazing and offered true-to-life recommendations on food and activities when asked. The room was comfortable and quiet. We rarely heard others, though the location was full. It was within walking distance of restaurants and attractions. We had a great time.

The property was basic, but clean and comfortable. My room on the back side was quiet, the bed was comfortable, the shower works well, and the owner is friendly and helpful. But as there is no security plate, the door lock could be popped open without much effort.

A lovely place in a handy location
We had a lovely spacious twin room, very comfortable and clean, nice bathroom. A bit of confusion over breakfast - I wasn’t expecting any, as none mentioned when booking, but there was information in the room that said breakfast was 8-9am - clearly an old sign but it wouldn’t take much to remove this and put a new one up. We had no trouble parking in the side street just round the corner, as we only stayed overnight, but this might be more of a problem if you were there during the day because there were restrictions.

Friendly owner
We booked the room with breakfast and the owner informed us she’s not providing breakfast because of COVID (should be fixed on websites). Hotels.com also sent me an email stating that this property is 370m from the castle and its about 3km. Overall was a very nice stay though and the owner of the property is a really nice lady

Lovely friendly welcome but the bed(room 7) was awful. Needs a new mattress. Also very noisy. Could hear people slamming doors all night

Very helpful and welcoming staff. Easy access by frequent buses into centre. Front room has high level of traffic noise so earplugs recommended. Bath towel too small!! Overall good value for money for Edinburgh.

Great stay!
We booked last minute the morning of our stay. As we hadn’t planned to come we arrived early and asked to leave our luggage in the hotel. The owner was really accommodating and asked us to wait five minutes as the room was ready and cleaned. We were able to check in early and not worry about the luggage. Owner gave us tips to get into town and asked if we would like any refreshments. Breakfast was simple but plenty. Eggs on demand with the best scotch pancakes ever! I would really recommend this hotel. Beds were comfy, room clean, a little small, but all we needed. The only thing I would say is the shutters in other rooms can be heard when banging in the wind or being played with. Overall I would definitely go back.

One night stay
Friendly owners. Great good location, though the busses are noisy at nigh Clean and comfy though I had to turn the mains power of the tv off as the stand by light was so bright. I didn't try the breakfast though there were cakes and coffee available all the time.
