Convient, comfy B&B
Waratah on York is located on top of a hill with lovely views over city park. Beware it's very steep hill to walk down (and up). The staff we exceedingly friendly and gave very helpful suggestions on where to eat and things to do. The continental breakfast was above average, and the offer of hot croissants was a very nice touch. The cleanliness of the room was great, we had a couple of comfortable chairs, a reasonably comfortable king size bed and a spa bath. The bathroom amenities were nothing memorable, but were provided. The only downside is that it is a bit of bugger to find at night, (so is their key safe). But the texted instructions on how to use the safe and wifi were great. The biggest annoyance is when a hotels puts up a sign up asking guest to be environmentally conscious and hang up their towels, (which I am happy to do) but then the half flush on the toilet doesn't work.

Exceptional 10.0
Beautiful old property with period features. I loved the spa bath in a "sun lounge", it was heaven. The room was decorated very much in keeping with the era, it was spacious, comfortable and clean. Great to see ample tea bags, coffee and milk in the room as in some places the supplies are very "scant". Very friendly staff and the included breakfast was a bonus. Only thing to be wary of if you are incapacitated in some way was that there were steps to manoeuvre which was fine for me and the staff carried my case both to and from my room. Given the location of the property in Launceston and the obvious age of the building (which I could see on the website) I assumed there would be stairs so not a problem at all, but it was the only thing I could think of that may have been a negative for some people. The advantage of being upstairs was the beautiful views from the room overlooking Launceston. Sadly only a very short stay for me but I am already planning to stay here when next I travel to Launceston.

Beautiful hotel with huge room, nicely decorated
The hotel is a beautiful historical building, up on hill (some slope to climb if not drive). A spectacular view over the city from our room on 1/F. Room is huge, and up-to-standard clean. I would suggest a more thorough cleaning of the bath tub. I like the heat light in shower room. Breakfast served is simple (I.e yoghurt, milk, cereal, pancake and bread). Please bring your own toothbrush, toothpaste and sandals (not provided by hotel). Reception staff is helpful and gave us tips on restaurants. Cleaning staff is also helpful, helped us on luggage storage. Definitely recommended, will consider this hotel again if I come back.

Exceptional 10.0
We were the first guests to stay in the new 3-bedroom apartment at Waratah on York. The apartment setup was really nice - very roomy and nicely laid out for a family stay with bedrooms nicely separate from living areas. The kitchen was great - had all the needed facilities and was just like being at home. Quiet location on the city fringe - close enough to walk to the city and supermarkets etc without being in the thick of it. Lovely old fashioned style of building and room - felt very luxurious. Would highly recommend staying here - was great for us as a family to have the extra room and facilities.

Good 6.0
No heat in the bathroom and the shower went cold half way into a quick shower. When reported to the hotel desk he seemed to know our room had this problem sometimes. His solution was to wait a couple of hours and if it was still cold water only to let him know again. We were there just one night. Room itself was good but the overall experience was not.
