Not good enough
Lots of issues with this place. 1. Cars can’t access the property. You have to walk up a LOT of stairs with your bags in 35deg. When we got there they said “call us next time, we’ll help”. How about you tell us that before? Terrible communication. Anyone with any disability or even just can’t slog up 40 stairs in 35 deg can’t stay here. 2. In our 4 days there the wifi worked ONE day, intermittently. When we went to ask one day they said “oh it’s out all day, we know that maybe tomorrow” So they knew and didn’t bother to inform us. Again, comms suck. 3. “Restaurant” was closed first 2 days, then the food was awful. 4. They have a golf buggy to take you to a taxi area. They are always late and some of the drivers won’t even go up the ramp -just more slogging in 35deg 5. The villa had a small lounge area but it was open to the environment. So, as a family we could sit in our individual rooms or we could sit in the mosquito ridden lounge. With no tv (wifi based) and one small couch. To be fair, it was quiet and having our own pool was great. They can fix these issues but we won’t stay there again or recommend

Return visit and now missing Ubud heaven already
This was a return visit. I managed to get the same villa as the last time. The staff here simply are awesome, they cannot do enough to help you. The surroundings are serene and tranquil. The services from laundry to buggy drop are fantastic. Great selection of breakfast options and food during day. 15 min walk to central Ubud. Perfect home from home. See you next April guys. An amazing experience
Loved the one bedroom pool villa. We requested the villa which had the most privacy and we were happy with what we received (muslim couple). Pool was surprisingly large and the food at the restaurant was very nice. With the complementary breakfast there are a range of options to choose from as well as choice of juice, fruit and tea/coffee. The floating breakfast in the pool was a unique and enjoyable experience. Other services available were room service style spa, laundry and free buggy service. We really enjoyed our honeymoon welcome the entirety of the stay. Staff were extremely friendly and helpful. As you are in Ubud there are a lot of insects and harmless gecko’s. There is a net around the bed to protect against mosquitos.

Lovely traditional villa, very clean although the garden area could do with more regular pruning/mowing. There was supposed to be a small rice field next to my pool however it was overgrown with weeds and not very nice to look at. The main building which housed the restaurant was nice and open air, although I suggest they play relaxing acoustic music to make it more inviting for guests. The fountains beside the restaurant area are extremely noisy so not good if you want to lounge out and read or relax. Also, they could do with a good barista and coffee machine. Their coffee is pretty ordinary. I tended to go down the road to a fabulous coffee shop and spent a lot of time relaxing and just chilling at Kopi Desa. But these are only minor things. All in all a very nice place to stay with lovely friendly staff. It is out of the way so a scooter is a must, but that also means it is nice and peaceful with no traffic noise and it is a nice leisurely walk to the main Ubud area.

The staff are awesome and make every effort to help you enjoy your stay. Love having a private garden and pool. The amenities are good. My husband and I have stayed here three times now and love coming back. The only thing that could improve the stay would be new towels (the towels are well worn and need replacing) and some more cooking utensils. Although the villas have small kitchens, the utensils are minimal so cooking isn't really an option.

Over all it was great, private pool is just awesome, kitchen and living area too. Bathroom could deserve more attention, there is room for improvement in served food. Location fine if you have your own transport, if not it gets a bit more complicated but still ok. Unfortunately, just next to the property the neighbours are building a taller hotel which ruins the view and privacy.

Spacious, quiet and friendly- walk anywhere
We stayed in Seminyak for a week and then moved to Ubud and absolutely loved this place. We arrived and were treated with great politeness, they helped us check in speedily and took our bags to our villa. Villa was huge in a great plot of land with approx 8m x 3m pool. There is an outdoor kitchen with basic needs including kitchen wear, stove, fridge with freezer and a drink machine for cold, cool and boiling water so excellent.... Bed was large and comfortable, I thought hard at first but slept very well all week. There is a side sliding door that goes to the kitchen and double front doors that open to a large patio area with comfortable sun beds and all you need including pool towels, separate seating area and drying rack. Bathroom is behind the bedroom and very spacious with large wardrobe, bath and shower head, separate walk in shower and toilet with large sink and storage area. The food and drinks were also great as we ate here as well as out of the complex. The whole experience here wa like paradise and was quaint, quiet,welcoming and had everything we needed in our stay. The area can be a little awkward for people with less than full mobility. There are 97 large and uneven steps called pines tanner stairs to one side of the property and a long lane with only foot or moped access and no cars. This was actually the reason we booked it and we loved it. Lots of shops, restaurants, art, culture all within walking distance. Happy to stay again.

It was good
The villa was lovely, very beautiful and the pool was glorious. The bed was a little hard, my room was very clean but my bathroom walls were covered with ants. My air conditioner kept making loud noises all night. The food was delicious but we were told upon check in we get free delivery breakfast but when we called for it someone else told us if we want it delivered there is an extra charge. I do think they need to work on communication with customers better. How to get to the villa was not explained (they are really far from streets and you should call them to come pick you up from the main street by golf cart) and they seemed to stare at us judgingly and asked why we didn't call ... we didn't know this AND we are on vacation from another country we do not have functioning phones. I just do not like how things were done. it was not terrible, I enjoyed my time in Ubud, I was just caught off guard by how some things were not handled professionally.

Not a comfortable stay
My kids loved the pool, but that was probably the only nice thing about this villa. This place is not reachable by car. You have to either walk or sit on the back of a motorcycle for about 500 meter. The breakfast was the worst we had on this vacation. Don't even consider eating there for lunch or dinner. The towels felt coarse and hard. The heater on water dispenser did not work and they asked us to use a pot, not a kettle, a large pot to boil water. Lots of bugs and mosquitos. I do not recommend this place.

Charm-y villa set up in the hills
The path leading to the villa is not distinct with less than obvious signage, and the path is very dark. Villa beginning to "age" but not too big an issue yet. Staffs were friendly and helpful. Musky smell in the bathroom even after airing. Overall, no complains but will wanna try other accommodation when I'm back there.
