Not worth the money!
The cleanliness of the hotel was not up to standard. The room was big, but however the air conditioning filter was so dirty we had to breathe in dirty air. There was missing light bulbs for all of their fixtures and the check out was super early. There is also no one to help you with luggage up at least half a floor so beware if you bring heavy luggage! The sound proofing was horrible and you could hear anyone staying on top of you, even beside you when they cough. The curtains will not close as well and left a huge gap so at night there was spotlight and sun in the morning. There was also a broom left in the middle of the room?? Not recommended! Other than the location, there are no positives!

Pleasant and comfortable
Booked a Family Suite through Expedia for 2Adult and 3Children under 15. Hotel didnt receive the Children pax and want to charge me extra 2000yen per child per night. Why would I book a 6-bed Suite for 2 Adults! Tried to explain to front counter but did not work. We were tired after flight and wanted to check in quickly but the extra was high. After talking to Mgr Sanka san, he agreed to give 30%disc. After discount, the extra fee was 21000yen. Ouch but no choice. Expedia website was misleading as child was described 0-17 but hotel said otherwise! Remember to read the fineprints pls. Room was very spacious and clean. Beds were comfy and bathrooms were super sparkling, no stains no rust. Streets around hotel have many eateries but turn sleazy after 9pm due to a Adult entertainment outlet but was safe to walk in groups. Hope info is useful to all. Cheers.

Good for Families & Groups
This was a very convenient location to the Juso station. And close to eateries for example just below the hotel is a YAKINIKU restaurant that was absolutely yummy! 7-11 downstairs awesome!! That also provides luggage transport to another hotel if you have more than a couple especially if traveling with family The one thing that bothered me is they charge PER PERSON that stays. Be careful when booking because they leave that part out! They also take copies of your passport. Which I find really odd, coming from the states I feel like it’s too much information to be holding on to because my whole life is on the sheet! They can look but NOT COPY! Beware of that! And their bath towels are so small and thin enough to wrap a 3 year old child. Bring your own!

Highly Recommended!
A hidden gem. Love the apartment (special suite 5L) that we stayed in! Spacious and cosy with truly everything you need. The only complaint was the rather small and thin body towel provided. Also do note that there is no housekeeping though it can requested at a cost of 5000 yen (change of towels cost 500 yen). Minn might not be in the best neighbourhood (a little seedy at night) but absolutely nothing to be concerned about. It is still super safe. Dubious characters are hardly visible. And only 5 minutes walk to Juso train station which is one stop from Umeda (where the airport limousine and plenty of lockers are available), Minn boosts an unbeatable price for its location and overall offerings. Did I also mentioned that it is next to a shopping street (apparently called Juso Friendly Street) that has plenty of food options, as well as a Don Quijote opened till 5am just round the corner. Highly recommended and will certainly be back!

Between Shin-Osaka and Osaka Station
If you are taking day trips (Hiroshima etc) and want to see Osaka City this is a great location as it is directly between both stations. We decided to take taxis as it was much easier than swapping trains. The rooms are much larger than normal standards in Japan and are more like self-contained apartments. Unfortunately in room 5D we were hoping it would have a washing machine (as reviews had mentioned this) but it had not been installed. However, there was a full kitchenette and fridge. Bathroom and toilet were seperate. The area is better for couples or singles than families as it is surrounded by bars. Staff were friendly and helpful. There is an anytime fitness gym within 100m and you can book in there for 1000yen. We stayed for 3 nights.
