Hotel not equals to pricing
The hotel is in a good location, lots of restaurants and convenient stores nearby. Only some staff can communicate well in english at check-in counter, but still could make do. There is a super small onsen ln the top floor for public bath use, men one is better got view 3 small pool, women only 2 pool, in and outdoor only, both have a small sauna. But it is super crowded in the night usage time, needs a bit more cleaning at peak hours, as there are tissues and lots of hair on the floor and tables, which is a bit gross. Overall it's good to use after a long day out shopping or walking in Japan. Room size is the normal small size for japanese hotel, but if you travel with a family with 1 or 2 kids, I recommend you book a corner room, as the normal size, you cant sleep with your kid on the same bed, mine is 5 and tall. They want provide extra bedsheets, so we brought our own for that sofa to turn into a bed. There is no possible early check-in, you have to pay 2000yen per person for that. I only saw one white guy making a tantrum and successfully got an early check-in, so it is quite unfair for other guests who went by the rule. Bed is okay, medium, not too soft, but there are bedbugs problem, so bring long sleeves or just dont yee this hotel. My husband got bitten quite badly on legs. There are no shopping malls nearby, only at shimbashi station an underground shops, but all under renovation and it's only a few shops. Overall, with this price, I would go elsewhere.

What a great find!
Great hotel in a fabulous location. Clean, quiet, close to public transport and restuarants. Surprisingly good for a 3 star hotel. Rooms are on the small side by western standards but would definely recommend and would have no hesitation in staying again.

Above and beyond
I found the beds quite good they are on the firm side. The room size was not huge but enough for our needs, you can access the app on the TV for when the washing machine/dryer is finished. the only thing is the washer and dryers are 1 unit and they take about 2 hours. So i used to go up and check and see the time they are finishing and go back up 5 minutes before they finish and wait about 10 minutes for people to collect their clothes. if you don''t you will loose out to someone else especially on a thursday to saturday night. every thing is new and clean. most hotels in Japan have CNN as english but this one didnt. it said Netflix on the remote control but that never worked. wifi was good so we watched movies on the laptop instead. over all extremely impressed it didn't feel like a 3 star. the other hotels we stayed in that were 4 plus stars where old and tired offered the same services but were below expectations for their ratings. The manger Toby was especially good. I brought some clothes from GAP for my son and they forgot to put 2 pairs of pants in the bag. The hotel staff sorted it all out. There is a dodgy old place on one of the corners walking up from the Shimbashi train station it has with a yellow tarp and wonky round stools but the ramen was the best we had in 3 weeks. and on one the guys there actually speaks English. There is a proper medical massage place on the next block with an Orange sign that opens up between 10-11am to about 10pm good for sore feet.

Clean Qaulity Hotel
The hotel itself is great. On arriving you enter the hotel but there is no reception just two elevators. There is no clear indication that you need to go to the 11th floor to check in. Luckily we encountered another existing guest that advised us to go to the 11th floor. Check in was a breeze. The rooms are what you would expect in Tokyo - small. But clean and well serviced. Breakfast is a blend of western and Japanese. It is small and we have had to wait 5 minutes for a table to become available. But. Not an issue really if you’re on holidays. The area is a little shady for a family as there appear to be many girlie bars and pachinko halls in the area. But really nothing to worry about - they shy away when a family approaches. The location in terms of suitability is great with Shimbashi station just a stone throw away and it’s accessable by metro or JR rail. The location and cleanliness makes this a good choice if you want to be near Ginza.
