Exceptional 10.0
Hotel was nice and new with very friendly and helpful staff. Top floor Japanese bath was great. Nice and close to Shimbashi station. The area was good but for a family we previously stayed in the Harajuku area which we preferred. Very nice and well priced hotel.

Very good 8.0
Beautifully designed almost new hotel. 5 min walk from the train station Shinbashi. Room was fairly big for Japan and had all necessary amenities. We could also enjoy the hotel Spa. Please be aware that men and woman have separate spa facilities, you have to be naked, no tattoos allowed. The only thing that I did not like is curtains that do not fully block the light, so I woke up earlier than wanted due to sunlight.

Hotel not equals to pricing
The hotel is in a good location, lots of restaurants and convenient stores nearby. Only some staff can communicate well in english at check-in counter, but still could make do. There is a super small onsen ln the top floor for public bath use, men one is better got view 3 small pool, women only 2 pool, in and outdoor only, both have a small sauna. But it is super crowded in the night usage time, needs a bit more cleaning at peak hours, as there are tissues and lots of hair on the floor and tables, which is a bit gross. Overall it's good to use after a long day out shopping or walking in Japan. Room size is the normal small size for japanese hotel, but if you travel with a family with 1 or 2 kids, I recommend you book a corner room, as the normal size, you cant sleep with your kid on the same bed, mine is 5 and tall. They want provide extra bedsheets, so we brought our own for that sofa to turn into a bed. There is no possible early check-in, you have to pay 2000yen per person for that. I only saw one white guy making a tantrum and successfully got an early check-in, so it is quite unfair for other guests who went by the rule. Bed is okay, medium, not too soft, but there are bedbugs problem, so bring long sleeves or just dont yee this hotel. My husband got bitten quite badly on legs. There are no shopping malls nearby, only at shimbashi station an underground shops, but all under renovation and it's only a few shops. Overall, with this price, I would go elsewhere.

What a great find!
Great hotel in a fabulous location. Clean, quiet, close to public transport and restuarants. Surprisingly good for a 3 star hotel. Rooms are on the small side by western standards but would definely recommend and would have no hesitation in staying again.
