Pay a bit more as stay somewhere better
Location is great but that's about it. Place was cleaned for us just one day. Employees don't speak any English and are rude. You'll also get destroyed by bug bites. Not worth it.

We loved our bungalow. It was basic, but very clean and comfortable. The grounds are beautiful and the beach is stunning. The neighborhood was bustling, quirky, authentic. If your idea of a great hotel is something in the Cancun hotel zone, this is not for you. This place is small scale, gorgeous, relaxing while still humming with life. The beach and the water are gorgeous. We will return.

Beautiful beach and property. Really dated dark and damp bungalows full of mosquitos. No ACs. Safe not working. Not a single hanger in the closet. No full length mirror. Clogging toilet. No water pressure. Salty water running from faucets.

Simple and pure, the real Tulum
I've stayed here so many times over the years and we keep coming back because it's so simple and calm here. This is old school Tulum before all the madness and tech house music arrived. They don't play EDM all day while you are trying to relax, and they have no restaurant on site. There is a nice farm to table restaraunt across the street on jungle side which you can order simple Mexican food from and its tasty. Comfy beds, hot water, and a hammock on your porch with the ocean sounds putting you to sleep all night. The staff is super chill and friendly, and they remember us each time we come to welcome us home. I got engaged at this hotel, and my wife and I simply love it. No frills, no pretension, and no silly rules (especially refreshing now during the plan-demic) just clean basic accommodations in the perfect location. You are right next to one of the best breakfast spots on the beach, so watching sunrises and then grabbing a fresh juice next door was our daily routine. If you're looking for super fancy, air conditioning, high end, hotels - this is not for you. But if you really wanna connect to Tulum - the way it used to be - I highly recommend Nueva Vida.

There’s no air conditioning, staff can’t help with shuttles or really anything relevant. No light when walking back to your room at night. Water presser in the shower is pretty terrible.

Beautiful location with a wonderful beach area, friendly staff and nice little bungalows throughout the space. The lack of a phone in the room and very few power outlets are slight negative. poor Internet coverage, at least for our space. If Internet is important it might be a problem staying here.
