Great hotel in excellent location
Great hotel - good location, nice rooms (although compact) with all amenities required for a long stay. The staff were lovely - friendly and helpful, and the housekeeping service was excellent. I found the free 4g phone in the room particularly useful as this meant I had access to google maps for getting around without having to incur excessive charges through using my own phone abroad. Great package of toiletries and drinks (water, tea, coffee) supplied to the room each day was very welcomed. I found the hotel to be clean and a pleasant place to stay for ten nights. Excellent location and easy to get to all the sights from here. The only downsides were that some of the rooms are smoking and towels are shared between the non-smoking and smoking rooms - I could smell smoke off the towels I was provided with even though they had been laundered; and there is an option for breakfast - this is a voucher to spend at the local Denny’s restaurant. It was not great and I would suggest avoiding spending the extra money on this and either going to one of the local cafes, or simply picking up a few bakery items to enjoy in your room before heading out for something more substantial.

New, modern hotel close to Tsukiji metro
New, modern hotel beautifully presented. Very easy to find with the signs posted tastefully on telephone polls nearby. The lobby area is a good place to meet and sit. It's away from the front desk so is even somewhat private. There isn't enough room in the sleeping rooms to sit down, other than on the bed and one hard bench. But otherwise all the amenities were there. If you opt for the breakfast, it's a block away at "Dennys". There is an American breakfast, but not much choice so it was a little boring after a few days. You can opt for miso soup and rice instead of toast or pancakes with your eggs. My only problem was the lack of assistance in seeing Tokyo. The map they had was only of the near surrounding area. They didn't have any English maps and none of greater Tokyo, which is generally a standard offering at tourist hotels.

Hotel Ann Tsukiji is a fairly new hotel with room sizes that are typical of Tokyo hotels (aka fairly compact). It is located a few minutes from Tsukiji Market (the Outer Market still operates and is lively despite the fact that the bulk of the facilities have moved to Toyosu) as well as the Tsukiji subway stop. The front doors to the hotel need to be opened by your room key, so it was slightly inconvenient to enter the hotel before/after check-in since the front desk was not always manned. The staff at the front desk were polite, but do not speak much English. The hotel has two combination washer/dryers (detergent was automatically added) in the lobby that have a lock code that you can set before washing your clothes so that no one but you can open the machines. I found this to be a very convenient feature.

Best choice in Tsukiji fish market area
Easy access to the metro station with only 1-min walk. Less than an hour to go to Narita airport by Skyliner in Ueno. It's very close to Tsukiji fish market. You may go to the fish market within 3 mins by passing by Tsukiji Hongan-ji. Breakfasts at Tsukiji fish market adding true colours to my visits in Tokyo. Hotel room is a bit small but it's ok compared to standard room size in Tokyo. Nice and friendly staff with professional service. Giving advice to local attractions help a lot of my stays.Clean, new, decent and with reasonable prices is definitely a gem of hotel staying in Tokyo. For sure will come back for accommodation of my next visit in the city.

Modern hotel in Tsukiji
Convenient location very close to subway lives and to the Tsukiji fish market. Rooms are well designed and though small, have everything you need (including a fridge and a view on the outside). Standard rooms only have a shower but there are baths available on the top floor. Only small negatives are the mattress that was a bit too firm for me (I like softer) and the breakfast that ended up being a coupon for the US chain Denny's. All together, excellent quality for the price and would return.
