Even with "Nice host/nice breakfast"BED TOO HARD
Nice host nice breakfast. We were offered an upgrade as they were not full *** however the bed was disappointingly way too hard we woke up stiff and sore with discomfort hoping a good hot shower would help However the water wasn't hot enough and water flow wasn't great.so that didn't help. There was no fridge in the room so it was upstairs to get milk which if stairs are an issue will not help. No street noise from the rear rooms however could hear every step from upstairs occupants. Who didn't sound like they were trying to be noisy. The old sponge next to the kettle had seen better days I took a photo of it. Decor is nice however $140 a night and I looking for comfort over decor. Can't speak for the beds in the other rooms however not going to try them. I had to work the next day

Expensively dissapointing.
Lovely owners, nothing personal against them. However, the room we stayed in had paint coming off the walls, the room was very stuffy with no air conditioning (as such, the window was open and the street noise was louder than expected). The bed creaked with even the most subtle movement, there was only hand soap in the shower, and pillow was wafer thin. The breakfast include cereal, 1 egg, 1 rasher of bacon, and a slice of toast (not really filling). Decided to stay here because the reviews were amazing, but for the price we paid, it was beyond dissapointing. Stayed in 11 different places over Tasmania, this was actually the most expensive and hands down the worst. Like I said, owners are lovely, but you cannot justify the cost.

Warm welcome with lots of charm
What a great place to start my time in Launceston. I was able to check in early and found my room to be really clean and comfortable with everything I could possibly need. I was given a local map with all the highlights pointed out which I found really helpful. Breakfast was lovely with a nice quiet room that is the owners home. I felt very welcome. Walking distance to the cbd, Cataract Gorge, Boags brewery etc. I would highly recommend this beautiful, older style bed and breakfast that has all the character that you’d expect in the township of Launceston

Great location & hosts
Our room was lovely. Had a small area where we could sit and read etc that was separate from the bedroom. Bathroom was adequate to our needs, plus there was a fridge in the hallway upstairs if needed. But the best part of our stay was having chats with our hosts, David & Fiona over breakfast. They were the so lovely & charming. A short walk down to shops, restaurants & cafes. Do try the Metz hotel for dinner 400m on the opposite side of the street. Really delicious meal. I would highly recommend staying here when in Launceston

Superb and convenient inner city location
Impressive! Fiona and George team create a splendid family atmosphere from the very beginning to the very end. That's a pity we've had a limited time for only one day... Excellent breakfast even for a Great Eater, sensational coffee, eggs made to perfection - and on top of it - THE COMPANY of Hosts and other guests staying in the House. Highly recommended for all (the most fussy) travelers! However - in the room there is enough space for a small table and a chair. It is missing... Regardless - we'll be back soon!
