Superb value
Amazing value. Staying 8 days with kids we wanted a comfortable place that was nice to hang around in without breaking the budget. This place offered two linked room with 4 breakfasts per day for 1500 baht a night leaving us plenty to spend on days out. The rooms were big enough and close to tourist class you could pay 3 or 4 times more for. Just wasn't quite luxury and the staff English isn't great. Pool is small and not heated, but fine for the kids. Superb location for old town. No restaurant or room service but 100s of restaurants + wats and museums all walkable. Couldn't expect any more for a hotel of this price.

Amazing budget hotel!
If you are looking at paying £20 per night then you cannot complain about this hotel - it is amazing for the money. Good size rooms, comfortable firm mattress (although we didn't like the pillows) hot water in the shower, great A/C, wifi, toiletries, and a swimmimg pool! The pool is not exactly a beautiful setting but it functions, it's clean, and the poolside area has the sunshine all day. Location is right in the thick of it but not at all noisy. If I was looking for a budget option in Chaing Mai again I would stay here again, definitely!

OK for a night or two!
It was a very OK hotel. We weren’t expecting much - just needed a place near old city to access nearby locations, temples etc. This location is a short walk to the night market; ride away to several temples and monuments. Although we didn’t have breakfast there, the food didn’t look very appetizing. I remember the wi-fi was funky – at a time, we could connect only 1 device and the other would drop. I do have to mention 2 things: 1. the hotel travel desk in the lobby – what a service! The person there hooked us up with a tour service to the elephant sanctuary at a very short notice and at a moderate price. It became the highlight of our trip. Definitely recommend at least a chat. 2. The corner restaurant – we had breakfast there both days. Very good food (continental); although it’s by the side of the street, it has a very green, cozy feel to it. Definitely recommend for families.

We had just arrived from a trek in the jungle and needed a hit shower. The man showing us to our room saw the air conditioning didn't work. he replaced the batteries but still didn't work. We had no hot water for a shower. That night while out they fixed the air conditioning but not the hot water. it was a switch under the shower that needed to be flicked. Not difficult but we didn't know it was there. Took two asks for it to be looked at. Beds are also incredibly hard.
