Great staff. The property is very quiet! Decent ocean views/access. Units are well maintained, very clean, and recently refurnished. The kitchen appliances are somewhat dated, but everything works and you'll find all the utensils you'll likely need.
Although not air conditioned the unit cooled off quickly in the early evening. Great cross ventilation and ceiling fans.
The pool is very nice and beach towels are provided. The golf course has been closed for some time, so no worries about golf carts. And the old fairways make excellent walking paths. Do plan on going to Punalu'u Beach and Whittington Beach Park, both close by, but go on a week-day when they're less crowded. Ample parking.
Colony 1 has great proximity to Volcanoes National Park.
Also, plan to visit the Volcano Park's Kahuku Unit located near mile marker 70. Fairly easy hiking with some hills, great vistas, and amazing wild orchids. Check for days open/operating hours before you go.
This side of the island is certainly slower-paced than the Kona area, with a distinctive laid-back feel. Do plan on a 2-hour drive to/from the airport. Highway 11 in this area is 2-lane with lots of curves, limited passing options, but does have occasional pull-offs. The road is well marked and very well maintained with magnificent views of the ocean. And it takes you through a number of small communities, providing opportunities to stop at locally owned businesses and attractions. Well worth the visit.
