Great Location but
It's in a great location however our room (number 7) was on the ground floor with large windows which was like being in a fish bowl. There was a reflective tint on the windows which provided privacy however it didn't feel great. Room 7 is also the handicapped accessible room which I'm not a fan of. The room was comfy and clean and the management was good. The breakfast's are included and are okay.

nice B&B in Queenstown

Good 6.0
This is the worst staying experience in our 20-day South Island trip. The room (#2) is small, but we knew it before we booked and it's okay. However, we could sleep because there was cold air blowing over our pillows and our faces. After searching the source of cold air, we found that it came from leaks (or not being able to close tightly) of big window frame which the queen bed was placed right next to it. We had to place all pillows against the curtain just so as to hold it at place and let the incoming cold air to the minimum. We both had a terrible sleep that night. Also, usually we do not care much about how warm or welcoming the hotel staff are, but we could help to notice that the lady who helped us checking-in was rather cold and indifferent. I felt the unwelcoming at the first minutes we entered the front door. (The male staff who took the night shift was much better though) Finally, one good point--the breakfast was tasty and very good!
