Needs upkeep to improve
Reception staff on arrival very helpful and gave us complimentary upgrade to superior studio room with balcony. That's where most of it stopped. Our room, carpet heavily stained, beside table and table seating missing. Balcony 3/4 obscured by concrete wall, allowing only one person to be out on balcony at a time. balcony looks out onto other room window, so didn't/couldn't spend any time out there. Concrete wall made room very dark, and you could not stay in room without having lights on even during day. Housekeeping left, "can you please tidy my room sign". Bins cleaned and towels left on toilet seat. Didn't know if they were clean or not. Mentioned to reception staff. Male employee stated he would freshen up our room. On his return, he stated that the towels on the toilet where in fact clean, obviously leaving clean towels on the toilet and not hanging on bathroom towel rails was acceptable. Not sure if he changed them, have to hope that he did. Breakfast was nice with adequate choice and staff also very attentive and helpful when needed. Roof top deck, closed at 7pm. Outdoor furniture looked like had not been cleaned for some time. Little reason to spend much time out there. Overall average stay from a facility point of view. Staff members in all areas very pleasant and helpful. Management obviously needs to put more funds into maintenance of their facility to maintain reasonable standards.

I have stayed here & encouraged family members to stay here 6-7 times since 2016. Unfortunately, this latest stay was disappointing. Our room was almost not serviced for 2 days in a row, despite vacating the room for 5+ hours on each of these days. The housekeeper’s excuse was “we are very busy.” My response was to hire an additional housekeeper if that is the case. Milk was often not replaced in the refrigerator, and an empty toilet roll was missed. When we went to discuss these issues with managerial staff on reception, they were exceptionally helpful at getting our room serviced as it should have been initially. Their excuse was that this is a new housekeeping service they have recently employed. The buffet breakfast has gone downhill since 2016. They alternate what is on offer (understandably), but they only alternate with sausages on one day, and bacon/tomatoes the next. The Danish pastries they used to offer are no longer available, the fruit is the same day in and day out, and is poorly presented. The water tasted metallic, and could be better presented if you add ice to the canister for your juices and water, even adding lemon, lime, or mint to remove the metallic flavour of the water. Basically, put some effort in... The location of this hotel is hard to beat, you’re central to Chinatown, Central railway station, free tram lines, restaurants, coffee shops etc. We still plan to stay here in future, but hope that Fraser Place can return to what it once was.

Poor 2.0
Worst hotel ever!
At first arrival it took us 30 minutes to check-in. There was only one front desk employee working at 5pm on a Friday afternoon, when the hotel was "fully booked". When we entered our room the light in the bathroom did not work. I called down to the front desk and was informed that maintenance was gone for the day and the best they could do is bring a lamp, when they brought up the lamp it did not fit in the bathroom. Further more, the shower door did not close properly so the bathroom floor flooded. The shower also had spots of mold throughout. To top off our awful experience, at 9am the next morning a male front desk employee tried to open the door to our room WITHOUT knocking! As a female guest, I was shocked and outraged. When I called down to ask for a manager I was informed that managers do not work on the weekend. This was the worst experience we have ever had at a hotel. For the cost of this hotel there are much better options out there. We would NEVER RECOMMEND this hotel to anyone.

A total disappointment.
What they offer in there web page : "Our contemporary apartment hotel is tucked away from the main street in a charming laneway in the middle of the city’s cultural, retail and entertainment hub. " Charming laneway? The first things we saw when we arrived at this place were 4 big trash bin beside the hotel door, in a very ugly, dirty and run down alley, it was early morning. Then we got into a very small, outdated lobby with not very welcoming employees. They were not rude but they don't offer the kind of attention expected from a 4 star hotel. At one point on our stay we called the reception for water and they told us to go down and pick it up. I don't understand how this is a 4 star hotel.

Exceptional 10.0
Excellent experience and worth going back to
It started with a free room upgrade and bottle of wine waiting for me in the room and only got better. The room was quite modern and well appointed. The mattress for my room was also changed out during my stay (as were a number of others in the facility). The free WiFi was also a definite plus and a reasonably fast compared to others I have used. The front desk was able to provide a transit pass when I asked about them and greeted me whenever I came through the door. There is a hot breakfast which can be purchased from the front desk however I did not need it. The only complaint I have (and it's really a minor one) was that the towards the end of my stay (after the Grand Final) occasionally my room was missed being serviced but never back to back. That being said, when next I come back to Melbourne I will definitely be back to this hotel. One thing to note is parking can be a challenge in the CBD and the nearest parking is 1/2 a block away but visible from the front door.
