Very good 8.0
While our original room was insecure with 'automatic' door lock system broken, staff were apologetic and let us change our room upon request. Our subsequent room was good and clean, though smelt of cigarette smoke. Staff service was mixed, but on the whole polite and helpful. Excellent location- conveniently close to Shinjuku action but short walk away from main road so is quiet with boutique cafes and restaurants nearby.

Good 6.0
Older establishment decor and facilities (wifi connection is unstable), although we asked for a non-smoking room, people can smoke on floor foyer areas. Cleaning service was also not up to general standard, but Conceirge staff were excellent and so is the area.

Amazing location, value for money & it’s clean!

Very good 8.0
Friendly, cozy, quaint, but nothing like photos
Staff at the hotel was incredibly accommodating and very personable. They were super helpful with giving us information on airport coaches and directions around the district, especially for restaurants open on New Years. The room was in serious need of updating but was cozy and clean. However, our room did not look anything like any of the photos displayed on the site. Location was super convenient and in a quaint section of Shinjuku away from the late-night bustle, but still close enough to walk to Kabukicho as well as 3 stations. I would recommend for people who are in Tokyo for sightseeing.

Poor 2.0
AC is loud, and nobody tells us how to work the water heater, found out the last day that there is a button that you have to push a to work the heater, requested a different room on the same day coz the AC is hot, and told us that theres no room available, tried to call hotels.com, but it was in Japanese language, overall we just stayed there for 2 nights and returned back to USA

Convenient location - comfortable room.
Very convenient location near train station. Room was comfortable with small kitchen area and sitting area. However, the TV only had Japanese stations, even though the sign on the table said that English stations were available. We called the office to check on it, but when they came to try to set up the English channels, they couldn't get it to work. We were a little surprised that the room was not actually located within the hotel, but was at a separate building that included regular apartments.

Could be better
The hotel is under construction which they should tell you and the room was almost a block and a half from the main hotel in an unmarked building. The place has no view whatsoever and the windows have odd opaque windows with bars on them.
