Great location....and sadly that is where it ended! Incorrect room at check-in. 2 other guests while checking in told there booking couldnt be found. Considered ourself lucky.....well wernt we in for a surprise. Dodgy from that moment, as sent to sent to a single bed room for family. Back to reception, sent to another room reluctantly by reception. Room has enough beds, however didnt look like it had been cleaned and smelt horrible and musty. Small heater on flat knacker. Running late, had to dump bags reluctantly and run. Came back later that night to find huge wet patch in carpet, appears to be a leak under the slab...hence the heater on earlier and awful smell. Lounge Room again smelt horrible. 10pm at night, so just went to bed. Up early for shower to find shower drain blocked up after a minute and standing in filth while showering. Noticed plumbing inspection panel off hinge, so a known issue. Got the hell out of there and back to reception. Explained not happy and then the bloke asks to see my bank details on the booking as they had a computer glitch and couldnt confirm if we had prepayed. What a joke! Stayed here 4 weeks ago,different room and had a lovely young fella on reception, couldnt fault the place. This time around had "Faulty Towers without the Comedy". Absolutely digusted with how we where treated. Disgraceful!

Average/good stay
Generally it was nice enough, and being so close to everything was awesome. However, the shower really should be upgraded, we actually went out to buy flip flops to wear in it because it looked like we might catch some sort of fungal infection if we stepped on it with bare feet. The rest of the bathroom was fine though. I realise this one is not your fault, but a really bad thing about our stay was being woken up at (no joke) 4AM on a saturday morning, to HALF AN HOURS worth of glass breaking while the bins in the alley across from our room were being emptied. What council empties bins that early on a saturday? And it wasn't much better on sunday, at 7AM. We had a horrible sleep the whole time we were there, despite the relatively comfy bed.

So bad I thought I was on TV
We arrived in Melbourne at 11:30 pm, eager for bed. We checked in to our hotel and were surprised to find we had to walk through a dirty alley to get to our room. We were even more surprised to open the door and find our bed filled the room we were walking in to. There's a kitchenette in the room, which one couldn't really cook on unless you were sitting on the bed. There's not enough room to walk around the bed, I had to climb over my wife to go to the toilet. We opened the window and were stunned to see that a table from the cafe next door was inches from where we were to sleep (in fact, we were woken in the morning by people eating breakfast). The room was very dusty and dirty. It was also very cold, but the blanket was so dirty, we refused to have it on the bed (when I say bed, the bed was two single beds pushed together, most uncomfortable). Despite this lack of space, the bathroom was actually huge. It's clear this hotel has been cheaply converted from office spaces, and that both our rooms were once small offices. No other explanation is possible for the huge bathroom with a shower in the corner (which constantly goes from burning to icy in the space of a three minute shower), a toilet in the other corner, and a sink against the other wall, next to the massive patch of rising damp that seems set to bring the whole place down. Words can not describe how poor this is. I've stayed in hostels that were a lot better, at a third the price. We didn't stay

The property was well managed with friendly staff and very clean. I stayed in a 2 bedroom apt which was well appointed with usual amenities. Very clean and comfy soft beds. Unfortunately the air conditioning was not working but was supplied with a small electric fan heater which took the chill off the air. The bathroom was generally clean but the shower needs updating. Slight mold on shower grout and the shower head is a hand held unit which wouldn't slide up the pole so I had to hold it over my head when shampooing. The hot water was probably only set at 39 or 40 degrees so you didn't need to add cold water, which suited me fine but if you like hotter showers you are out of luck. The pool looked very clean and private but didn't have a chance to use it. Overall I would recommend this property and would consider staying here again if I ever come back to Melbourne.

great location and beds but disappointing hotel
We were disappointed because the pictures on the website did not line up with our experience. Entrance We booked a superior studio in order to have the larger of the double rooms. The hotel runs through the block to Lonsdale Street but we did not know that the hotel had 2 addresses, the pretty entrance on Little Bourke St and the not pretty one on Lonsdale Street. On arrival around midday we found that the reception desk was a block away from the entrance (i.e on Lonsdale Street) and had to take our bags through the hotel, the pathway winding around various corridors and punctuated from time to time by ramshackle outdoor areas. even though our room was ready, we left our bags at reception as to have taken them back to our room would have meant a 5 - 10 min walk back to the other side and we would have had to rush to our appointment. Different room configuration We returned around 1o pm to pick up our bags and walk through the hotel again to our room. We found that the room configuration made it very squashed. There was a large amount of space allocated to the bathroom. I guess we could have left our luggage in there but as it was there was only just enough room to sit on the side of the bed and bend down to take off shoes with out hitting head on the wall. The view to the terrace was there as described but to look out meant that we were on view from the bed. There was no chair or desk in the room as in the picture on the website
