Definitely not 4 Star - 3 Star Student Accomm
I booked Hotel ULTIQA as our usual places were fully booked being race week. Given it was 4 stars and looked like it had a nice view in the photo, I booked it. I was phoned on the day I was due to arrive asking what time we were arriving as their reception shuts at 8pm. This surprised me as I thought it was a 4 star hotel. Our flight ended up being delayed, so I called as soon as we touched down as we only had an hour to get to the hotel before reception closed. They said if we didn't get there by 7:40 they would call and give me a number to ring. We arrived at the hotel at 7:59 and I had had a call 6 mins earlier which I hadn't heard as we were on the tram. The door was locked. I called the number on the door as I could see people were in there. The girl said can I call you back I am with a guest. I said, I am a guest and we are locked outside. She then let us in. We were allocated a room and when we entered the toilet sistern was running really loudly. There was no phone number to call reception. I ran down there but couldn't find anyone and when I returned my husband had fixed the toilet. The hallways and bathroom were all scuffed...the bedroom was quite small and it didn't feel like a queen bed. The fire alarm just had a cord hanging out. Having said that the room had cupboards, iron, ironing board and kitchen facilities, but I wouldn't stay there again....definitely not 4 star, more like 3 star student accommodation.

Pros: - great location - close to centre of city - affordable price for a 2 bedroom apartment - nicely fitted out kitchen - shower pressure really good Cons: - We stayed on a Saturday and Sunday night, and both nights were noisy - particularly Saturday. Our bedroom had windows facing out to Little Collins Street and there are several bars/eateries open late every night in the area so we could hear noise from these. Plus traffic noise was extremely loud. The second bedroom (back from the windows) was not as noisy, but some noise could be heard coming from the hallway in this room instead. - The room wasn't as clean as we would have liked. The telephone had dirty marks and had to be cleaned prior to use. The second bedroom hadn't been cleaned thoroughly as a pair of underpants belonging to a previous guest was found in the corner of the room. - We arrived prior to check-in time and we were able to leave our bags so we could go exploring in the city which was great. We also received a phone call later that day to let us know that our room was ready, and that they would put our bags up in our room - which was also nice. However, when we got back, the bags weren't in our room, and they weren't behind the reception desk as they had been when we left the hotel. They were on a luggage trolley in a common area that other guests had access to (within view of the reception desk) and another guest was using them as a bench (resting their own bags/shopping on top of our bags).

The hotel was well located however had no street signage indicating the hotel name, just ‘Hero Apartments’ on the front door (we had no idea they were connected) and a tiny street number up under the awning. Apparently, the signage had been stolen. The lobby could only be accessed via security tag or by buzzing for assistance. After 5 minutes of buzzing, we knocked loudly on the glass door until staff begrudgingly opened it manually for us. We were 3 adults in a 2 bedroom apartment but with only 2 beds, despite requesting 3. They told us wotif didn’t send through the bedding request. We were given only 1 room key/security tag, which was needed to access the front door, lifts and room. We were eventually given 1 other key after a few requests. The apartment was a little tired but clean. We looked onto a brick wall across the lane, and the single bedroom had no windows. This seems to be a ‘feature’ of this property, as we met others with a windowless 2nd bedroom in their apartment. Despite accomodation for 3, there were insufficient towels/face washers, so we had to request these. There was no working phone in the apartment, so we had to go to reception to request as there is no refreshment of towels as there is no housekeeping service. Reception gave us a card with phone numbers to use, however the property’s number listed has been disconnected, so only the 1300 number worked. Beds were comfortable, street noise was an issue. Reception hrs are limited. Would not stay again.

Cheap hotel, close to amenities
We (family of 5) arrived and all looked well, until we entered into the reception area. There is set of stairs going from ground level down to the reception so we had to manually carry all our luggage down to the reception. There is no lift or ramp to assist. We then check in and just squeeze into the tiny lift, to only go two levels before having to get out and change lifts as our room was up "high". It was actually on Level 9. Anyhow, we get out of the lift, walk the corridor some 100m or so and get to the second lift and go up. We get to the door, manually unlock with keys and found the lock to be quite dodgy. It is very easy to be left unlocked and unsecured. The hotel could really benefit with digital keys or an alternative. Everything was a bit run down, however, the bathrooms were very unhygienic. From a dirty toilet seat to mould in the showers for both bathrooms. No toothbrushes, combs or complimentary water. A difficult time for the girls as we were not used to bathrooms in this condition. If you are looking for budget and cheap and don't mind, then we would definitely recommend. However, travelling with family, we would not return or recommend. Upon checkout, we left out luggage with staff but they seemed inexperienced. We were not given luggage tags until asked. We asked about security and they said it would be secure. They would leave behind counter for security etc. We returned later and see the luggage in plain sight, unsecured as promised.

Lacking
We were warmly welcomed on the morning we arrived. We intended to leave our bags &come back but were informed our room was ready, they had aimed to have the room ready using the eta provided on booking. When we got in the room infact hadn't been serviced. No problem, we dropped our bags &went out. All done on return. Except we had no kitchen plug or milk. Plug was supplied on request, we bought milk. Exploring the room we found it to be beautifully furnished &presented, then the age of the place began to show. Bathroom grout & silicone are terribly stained & grotty & there was a terrible smell in there. No space in the bathroom to put your personal items, not even 1 wash bag however, the provided toiletries were lovely. There were lights not working, no shelves in the fridge, lacking in cooking utensils &bowls etc. We have small children so choose self contained for making meals, we found it difficult to do this without improvising. Having small children you notice some extra things too- some blind cords not secured for safety &the room door is not able to be secured- no chain or similar. It’s a fire handle so can't be dead locked,the children could push the handle down &go straight out. We kept the pram in front of the door so they couldn't leave unsupervised. Very noisy rubbish trucks woke us early in the am. On check out after 2 nights we were met with an icy reception. No eye contact or the niceties i expect. I left feeling like an inconvenience We won't stay again.
