Easy Check -Out Instructions

We love what we do, and we have a great team that works really hard to sanitize and maintain our properties between guests. 


Here are 7 simple things you can do to help us welcome our next visitors


1. Put all dirty dishes in the dishwasher and run using the provided dishwasher pod. (If your property does not have a dishwasher, please wash all dishes and put them away after use.)


2. Place all trash in trashcans and take any trash bags to garbage cans on the side of the house. Trash is taken to the street. Please see house manual for which day applies to this property.


3. Dispose all opened food items (including those in the refrigerator) and collect all bottles and/or food items around the house. You are welcome to leave unopened items for future guests. Share the love!


4. If you moved any furnishings during your stay, please return them to their original location to prevent being charged.


5. Collect all used linens and place them in one pile next to the washer.


6. Make sure all doors and windows are locked on your way out and be sure to return any keys (if applicable)


7. Be sure to sign our guest book before you leave. (We love reading your messages!) Also, please tag us on Facebook & Instagram when posting pictures of your fun times in Greenville! ( @StayGVL). We love to see your kids and pets having a great time here too!

TERMS AND CONDITIONS

Okay, here you go… all that fine print and legal stuff that makes most people roll their eyes. We do this partly because our lawyers make us, but also because we would never, ever try to “pull a fast one” on our guests—that’s not how we do business. So we put everything down in black and white.
 
Obviously, we can’t make you read these next paragraphs. But if you do, there won’t be any surprises and you’ll never feel like you got tricked. (We know…that is not a fun feeling.) 

Ready? (We’ll try to make this as painless as possible.)

All guests, whether booking through our website or a third -party site (e.g., Airbnb, VRBO, Booking.com, etc.) must acknowledge (a) they have read the following terms and conditions (even if you only glanced at them), and (b) they will comply with the rules set forth below during their stay.

Cancellation policy
Reservations are fully refundable up to 30 days before your stay. Refunds for cancellations made within 30 days of your stay are contingent on whether we can find another guest to book the property for your reserved dates. If someone requests your same dates, you’ll get a full refund. If another guest books part of your cancelled time, you’ll get a partial, prorated refund. If no one books the property for the dates you reserved then cancelled, we cannot issue a refund. (This is where trip insurance is nice to have.)

Damage Waiver/Security Deposit
The property manager has the right to collect fees for property damage that occurs during your stay. 

The property manager will collect a non -refundable damage waiver (ranging from $50 -150). This is to cover theft or damage to the rental unit as a result of inadvertent acts or omissions up to $1000 for single properties and $1500 for duplexes. Any


unintentional damage or theft to the unit during your occupancy MUST be reported immediately to the property manager or this plan is voided. Any damages that exceed $1,000 for single properties or $1500 for duplexes or that are not covered under the waiver will be charged to the credit card on file. 

If, during your stay at one of our rental properties, a covered person causes damage to the unit or personal property within the unit as a result of inadvertent acts or omissions, the damage waiver will cover the cost of repair or replacement of such property up to a maximum benefit of $1,000 for single properties and $1500 for duplexes IF THE DAMAGE IS REPORTED DURING YOUR STAY. 

All renters are responsible for intentional damages or theft at our rental properties. Additional charges will be levied for abuse of property, damage above normal wear and tear, damage caused by pets, theft, and additional, necessary cleaning costs. The property manager may also collect a refundable security deposit from Airbnb guests through the Airbnb Resolution platform, as Airbnb does not currently collect a security deposit on behalf of the owner/manager.

Property Use
Renter agrees that the premises shall be used only for residential purposes, and for no other purpose whatsoever. Special events, weddings, and social gatherings that exceed maximum occupancy are prohibited.

Tenant in the possession, use and occupancy of the premises agrees to observe and comply with all restrictions, laws and ordinances affecting the premises or occupancy thereof.

Tenant further agrees that no use shall be made of the premises, or acts done which will increase the existing rate of insurance upon the premises, or will cause a cancelation of any insurance policy covering the premises.

Smoking Policy
Out of consideration for all our guests, smoking is absolutely forbidden inside the property. If our cleaning personnel determine that this rule has been broken, we will add a $950 cleaning charge to your bill. 

Smoking is permitted outside of the property, so long as you are at least 25 feet from the property and all exterior doors and windows are closed. All cigarette butts must be picked up and disposed of properly. There will be a $5 charge for every cigarette butt we have to pick up on the outside the property. (Because, let’s face it, who wants to clean up someone else’s butt?)

Noise Policy
Be considerate of the neighbors by remembering that no parties are allowed on the property. Ever.
Quiet hours are from 10:00 pm to 9:00 am. If you get too loud, we will be stopping by and asking you to use your library voice.
 
Pets
Though these are pet friendly homes and we love all pets, we can only host dogs. Sorry. Guests traveling with a dog (or two) must inform us at booking what kind of dogs they will be bringing.
Cats will be considered, but must be approved by the property manager.  

When booking through our website, a $35 per pet per day fee will be assessed (for a maximum of three dogs per property) along with a $450 pet deposit (per pet). The pet deposit is refundable upon checkout provided there is no damage to the property, no pet hair on the furniture, and all pet droppings are removed from the yard. Even hypoallergenic dogs are required pay the pet fee (Well, actually their owners are required to pay.)

If we
discover a guest with a dog but said guest did not notify the property manager beforehand, an immediate $125 fee (per pet) will be charged, along with the $250 pet security deposit. If a guest checks out and we then discover he/she had a pet during their stay (e.g., we find pet hair, pet poop, or other evidence in/on the property), the guest will be assessed a $150 pet fee. In short, if you’ll tell us in advance about your pet and pay in advance, everything will go much smoother.
Pets are not allowed on the furniture. We will charge a cleaning fee for any furniture covered in pet hair on it (e.g., couch, $25; chair $15).

It’s no fun, but pet owners are responsible to scoop poop from the yard before departing. Guests will be charged $10 for each “pet present” that our cleaning staff has to remove.

We gladly accommodate guests who require service and emotional support animals; however, guests must furnish the following in order to have the standard pet fees and deposit waived:

• A signed letter on letterhead from a medical professional that includes contact information, phone number, email address and the medical professional`s license number. The letter should state (a) that the guest has a disability that requires a service dog or help animal; and (b) what work or task the animal has been trained to perform.
• Vaccination records that show the pet’s vaccinations are current.

Check -in and Checkout
Unless you paid the early check -in fee, check -in is at 4:00 pm. Unless you paid the late checkout fee, checkout time is 10:00 am. Sharp. All guests and occupants must completely vacate the premises at the time specified. 

This is because our staff needs adequate time to properly clean the property between guests (especially in this era of COVID -19). Any delay in checkout will result in guest(s) being charged additional fees. At booking, guests may always request an early check -in or a late checkout for a $45 fee, per request. All such requests must be approved by the reservation staff.

Minimum Booking
Minimum booking requirement are two consecutive nights. Please call for exceptions. We can often accommodate guests for a single night’s stay if they are booking last minute or on weekdays when there is more availability.

Long -term Booking
We accept long -term bookings up to six months or more, and—good news!—we have special rates for these types of stays, depending on the season and availability.  Please contact us at www.entrerealty.com, or matt@entrerealty.com for quotes and availability.

Parking
Parking is authorized only in designated spots. Absolutely NO PARKING in the yard at any of our properties. Guests will be charged up to $250 if they damage a property’s lawn. If you have a question about parking additional vehicles, please call.

Drugs
Absolutely NO DRUGS are tolerated on our rental properties. If we find evidence of drug possession/use, we will call the police immediately and provide all guest information to law enforcement. Additionally, guests will forfeit any security deposit in order to cover damages and/or time spent dealing with local authorities, as well as any cleaning fees required to remove items from property.

Occupancy
By state law, occupancy may not exceed what is posted for each home. Maximum occupancy includes infants and children.

Falsified
Reservations
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check -in.

House Rules
Guests agree to comply with the house rules established for each property. House rules can be found under the description for each property at either our website or on third -party vacation rental sites.

Additional Terms and Conditions

1. For security reasons, game software and/or electronic files may not be downloaded by guests onto provided in -home computers or electronic devices.

2. All original house items must remain in the house. If furniture or other household items are moved or rearranged during your stay, those items must be returned to their original location upon checkout. Hourly rates will apply if our staff has to spend time putting items back in their proper places.
3. Appliances should always be off when you are not physically present inside the house.

4. Guests are not allowed to make repairs or arrange for any modifications to the property. Any issues with the house must be reported immediately to the property manager. Any repairs or contractors scheduled by the guest without notification to the property manager will result in the guest being liable for any costs, as well as any additional costs required to fix any items not repaired correctly by the guest. In case of fire, flood, burglary, or Acts of God, please call 911 first and then notify the property manager. No refunds will be given for issues that are not brought to our attention during your stay.

5. Make -up removal (yep, this is something we have to talk about). To our guests who wear makeup…we provide makeup removal towels in every property. Please use these (or facial tissues) to remove your makeup. If you use our towels to remove your make -up, and if we can’t get the make -up out of our towels, we will charge you a replacement fee per ruined towel as follows: large towels, $25, hand towels, $10, washcloths, $6.

Taxes Collected
Persons furnishing sleeping accommodations in South Carolina for vacation rental purposes must be licensed and must remit (unless otherwise exempt) the 6% state sales tax, plus any applicable local sales tax, to the South Carolina Department of Revenue, and must also remit any applicable local accommodations tax collected directly by the municipality and county in which the property is located to the applicable municipality and county.

Hold Harmless
Property manager does not accept any liability for loss, damage or injury to persons or their personal property due to forces that are beyond the manager’s control such as, but not limited to, poor weather, bad road conditions, natural disasters, power outages, mandatory evacuations, construction, and/or “Acts of God.” Property manager is not responsible for any inconveniences that may occur to prevent the use of amenities such as, but not limited to, hot tubs, television, and Internet.  REFUNDS WILL NOT BE GIVEN DUE TO POOR WEATHER CONDITIONS OR OTHER OCCURRENCES SUCH AS THOSE LISTED HEREIN.
Security Not Promised
Guest has inspected and acknowledges that all door and window locks, fire extinguishers, security alarm systems and/or carbon monoxide and smoke alarms are in sound working order.  Guest further understand and acknowledges that although the property manager
makes ever effort to make the vacation rental premises safe and secure, this in no way creates a promise or guarantee of security.

Right of Entry
The property manager reserves the right to inspect the vacation rental premises with advance notice. In the event of an emergency or in order to make repairs, the property manager is permitted to gain entrance to the premises. Guests shall not attempt to prevent the property manager from gaining entrance under such circumstances. The property manager will not infringe upon the peaceful enjoyment of the guest(s) and will attempt to give reasonable notice before entering.

Joint and Several Liabilities
Guest(s) understand and agree that if more than one guest has signed the agreement, each guest is individually and completely responsible for all obligations under these terms and conditions.

This vacation rental agreement shall be governed and interpreted in accordance with the laws of the state of South Carolina.

By signing and/or processing booking, guest(s) certify that he/she has read, understood and agrees to comply with all terms and conditions.

With 1,200 square feet of beautiful, original wood floors and charming craftsmanship, this home has all the amenities that will give you amazing value for your stay.


Three bedrooms with beautiful pillow top mattresses (and linens made from luxurious  cotton).  A fully stocked kitchen with all new appliances. Washer and dryer (with initial detergent provided!). 


You can stay inside and enjoy the property’s wireless Internet and large flat screen Smart TV. Or you can go outside, sit on the front porch and rock away your stress…or play with your dog and kids in the fenced -in back yard.


If you bring a bike, downtown is easily accessible within 5 -10 minutes. The typical charge for Uber and Lyft to downtown is only about $5. For everything else, a car is recommended.


Now, to the most commonly asked questions about renting this property…


Where is the house located? 

In the mid 20th century, this area, known as West Greenville, was a working class neighborhood. When the nearby mills closed, the neighborhood suffered. In recent years, however, developers have rediscovered this community’s unique charm and prime location. The result has been major investment and renewal—for example, the $30 million renovation of nearby Brandon Mill, now home to upscale condos, shops, and Greenville’s Center for the Creative Arts. 


West Greenville is currently experiencing widespread revitalization. However, not every house or street in the area has gotten a makeover—not yet anyway. Some visitors love this area—they wouldn’t stay anywhere else. Others get unnerved by the fact that parts of the community are still in disrepair. We’ll simply say this: We have lived here for two years. We know West Greenville to be a quiet and safe place. 


Nevertheless, we want you to have all the facts so you can make an informed decision


before you book. Our policy is that we do NOT provide refunds if guests arrive and do not like this location.


• Pros: This cool, refurbished home has charm, amenities and space. It’s ideal for a small family (traveling with a dog) or a couple of couples—and less expensive than booking a couple of hotel rooms. Plus, it’s a mere three minutes from downtown.


• Cons: Again, some homes and certain streets in West Greenville have not yet experienced renewal. If being in an area that’s undergoing revitalization makes you uncomfortable, this is not the vacation rental for you. Check out one of our other properties. Again, refunds are not given. Please be aware before you book.


What are your cleaning practices (and fees) in the time of COVID -19? 


Some guests have asked why our cleaning fees seem a bit higher than certain other rental companies? It’s a fair question, and here’s our honest answer: When it comes to guest safety, we will never cut corners. Some hotel cleaning staffs spend 20 minutes (at most) tidying up a room. Other rental companies charge less—and do a whole lot less cleaning! Not us. We will always go the extra mile to keep you safe—especially in this era of COVID -19. In some cases, it takes our staff eight hours to properly clean and disinfect a 1 -bedroom house, and to commercially clean all towels and linens.


Bottom line? We only charge for the cleaning that is necessary to insure your safety and comfort. 


When we clean a property, our staff members wear gloves and masks. We follow professional hospitality standards by (a) using industrial strength cleaners and (b) commercially washing linens in water temperatures of 160+ degrees to kill any virus/bacteria. We sanitize all surfaces with Lysol disinfectants and bleach -based cleaning liquids. We are not offering natural cleaning options at this time. Again, it’s because of these additional cleaning precautions that we have been forced to raise our cleaning and linen charges. 


To minimize any exposure, for same day bookings/arrivals, we do not perform pre -inspection as per our normal guidelines, unless a guest requests it.


For all other bookings, properties are inspected 24 hours before arrival. Please note that due to COVID cleaning requirements, if you are checking in on the same day that another guests is checking out, we are only able to allow early check -ins if we are able to coordinate well in advance. An early check -in fee for such situations will be quoted ahead of time due to the extra cleaning requirements. 


Do you host families with young children? 

All the time! We especially love making traveling with little ones easier for you. If it will reduce your vacation stress, we can, upon request, provide a Pack -and -Play and bedding at no charge. For a small fee, we can also provide a high chair and age -appropriate toys and games for your child. Want to leave all your bulky “baby paraphernalia” at home? Just let us know your child’s age/gender so we can get you set up. Request those items when reserving the property, and we’ll be sure to have them on site when you arrive!

What about pets? 

Only dogs are allowed at this property at this time. Be advised there is a pet fee of $35/dog per night. Also a refundable $450 pet damage deposit is required at the time of booking (this deposit will be returned after checking out of house). For


stays longer than 30 days, we charge a lower daily pet fee  (Please inquire for current rates for this property). For long term stays we do require a higher security deposit. Don’t worry, the deposit is totally refundable as long as you follow our pet rules!

What are the pet rules? 

We highly encourage owners to use a kennel to prevent any furniture or home damage when the pets are left unattended. We kindly ask that owners do not allow their pets on the furniture (couches, chairs, or beds) or we will have to charge to professional steam clean each item item. As long as the rules are followed and no damage occurs, the pet deposit will be returned within 48 hours of checkout!


What if I am a business traveler who comes to Greenville often? 

We love repeat travelers and we offer seasonal discounts to repeat travelers only. Make sure we have your email and you will get notifications throughout the year tailored to YOU!


Do you allow long -term or frequent stays?

Long -term stays are welcome! Please send a message and let’s talk schedules and dates. We reward repeat travelers by offering an automatic 10% off after one stay. Also ask us about our business specials where we give 1 free night for every 10 week nights spent with us for 50 days paid for in advance. (Not applicable for weekend stays or discounted long term monthly stays). Please note reservation fees are applied with every stay.



What about early check -ins and late checkouts? 

We understand you wanting to maximize your time in Greenville, so we offer an early check -in option and late checkout option (for those who reserve far enough in advance). NOTE: There is a small fee for this service (since we have to bring in extra staff to make this possible for you). 

Normal check -in is 4:00 PM. Early check -in is 1 PM. Normal check -out is 10:00 AM. Late checkout time is noon.


All additional requests must be made ahead of time.  If you put in your request ahead of time, we will make it happen for you!

What are our StayGVL’s office hours? 

As a professional property management company, our office hours are Monday through Friday from 9:00 AM to 5:00 PM. We are easily reached through email or text as well.    In the case of guest emergencies, we’re available to you 24/7.


What do I need to do after booking? 

All guests are required to sign (electronically) a Vacation Rental Agreement with our company after booking. That signed agreement is required whether you book directly with us or through an online travel agency like Airbnb, VRBO, etc. 


As a guest, you have the flexibility of a coded from lock to check in when it's convenient for you—even after the check -in times. Or, if you desire, we can come by to meet and greet you. But we want to respect your privacy and also adhere to COVID -19 protocols.


In short, we will not come to the property during your stay unless you want us to, or it is necessary for us to address an issue

Why do I have to sign a vacation rental agreement? I’ve never had to sign that before

This is a new insurance policy requirement since we are a


professional property management company who manages vacation rentals. The purpose of the Vacation Rental Agreement is to create a legal contract in order to protect guests and owners. Since many Vacation Rental standards vary from host to host, this document helps us to clarify our expectations. All our confirmed guests are required to sign (electronically) this document in order to receive the check in instructions. That signed agreement is required whether you book directly with us or through an online travel agency like Airbnb, VRBO, etc.  The good news is that it doesn’t cost you anything and it takes less than 10 seconds to sign. Easy peasy!
