"Friendly and helpful staff. The hotel location is perfect for exhibitions at the Tokyo Big Sight centre and only 20 minutes by taxi from Haneda Airport. 2 subway lines are next to the hotel for easy transport links. The only downside was the queuing for breakfast- facilities insufficient for the number of guests."

"The hotel was really good. Nice sized room in a very hand location. The transport to Disney was super useful. The room was a bit warm at times but not horrible could live with it. Loads of loan items and freebies. We didn't include breakfast as we were out super early so just used 7/11 or Lawson's. Lawson's is actually in the hotel and 24/7. Great hotel for the price and for exploring Tokyo or going Disney."

"The hotel is a good quiet area for family-oriented travelers. Staff is very accommodating to requests, even with a language barrier. Room is spotless, and well-kept, though room services request must be made each day to get trash picked up. Would recommend, and we look forward to staying here on our next visit to Tokyo."

This particular LiVEMAX is located walking distance to Toyosu Park with plenty of great shopping and food options. Enjoy the beautiful city lights walking around there at night too."

"Right next to Shin-Kiba station that services three different train lines. Perfect for going to Tokyo Disney Resort. Trains also go to Shibuya area and Tokyo Station. Convenience stores very close by, including one on the first floor. Rooms were very clean and staff were very friendly."

"Hotel is beautiful. The food options are very elegant and delicious. The service is impeccable. Highly recommend. It’s very close to one of the stations so it’s easy to get everywhere. But it’s outside the busiest parts of Tokyo so it’s relatively peaceful. It’s a beautiful view of the bay. I would definitely stay there again."
